These are real bands, not a lead-generation range. A quote is fixed once we have seen the job, and extras are always itemised separately.

What actually moves the price
Rarely the thing people expect. Access, condition, and how long the job has been left are usually bigger factors than size — and they are the ones we can only assess on site, which is why we quote after looking rather than over the phone.
What should never be a surprise
The total. You get a written, itemised quote before anything starts, and the number we quote is the number you pay. A plan that quietly absorbs "small parts" stops being predictable the first time something fails, so ours does not.
